What happens to real property when grantor dies?

Ok my stepfather died 2 months ago. He and my mom were in bankruptcy when the death occured. Then the bankruptcy was terminated due to his death. Anyway he had 4 acres of land that no one knows whats gonna happen to the property and it was only in his name. Well today I looked and I’m not sure about this but it said that the Grantor who was my stepfather and there was a Grantee that is my grandfather..so what does all this mean?
Also, Can his my mom change anything and put it in her name..

This needs to go through probate court. The property is likely to be sold to pay off his debts. Otherwise it will go to your mother, unless he willed it to his parents.
